Before you sign

We tell you what is behind the wall first

San Diego’s pre-1980 housing stock carries four conditions that reliably move a budget. We assess for them before demolition, so each one is a known cost rather than a change order.

Pre-1980

Asbestos materials

Floor tile mastic, popcorn ceiling texture and pipe wrap. A licensed survey is required under Cal/OSHA before demolition begins.

Pre-1978

Lead-based paint

Buried under later coats on trim and window frames. Disturbing it triggers the EPA’s containment and disposal rule.

Pre-1940

Knob-and-tube wiring

Cannot be buried in insulation. Pulling a permit usually means bringing the affected circuits to current standard.

Pre-1960

Galvanized plumbing

Corrodes from the inside until pressure drops. Found routinely once a bathroom or kitchen wall is opened.
